A recently opened coffee shop is reluctantly available for sub-let. (The reason for sale is that the owner's wife, who had been running it, is now pregnant and so wont be able to look after the business next high season.) 

The current lessee, a Frenchman, totally refurbished this well located unit and turned it into a modern, eye catching,  coffee shop.  No expense was spared in the refurbishment & redesign, as can be seen from photos.

The cafe is located in a new boutique shopping plaza, which is owned by a nearby resort.  It is situated within a minute's walk of two large hotels, meaning that there is a guaranteed customer base on your doorstep.  It's designed to appeal to coffee lovers, as you can see the current owner has been using the well known 'Illy' coffee brand.  In the evening alcohol & cocktails are also sold.

Parking for cars and motorbikes is available in the plaza car park, about 50 metres away.

There are two years remaining on the current lease which can is automatically renewable every 3 years and the rent has been paid up until January 2007. (Annual rent is 120,000 baht/year.)
