The land is on a hilltop in Kai Bae, overlooking the sea which is  a few hundred metres west and has a 'Por Bor Tor 5' (farmland) land title.  This is reflected in the low asking price.  The seller is a very well known and well connected local.

The land now has a mature rubber tree plantation on it and the land boundaries are easily visible.  Neighbouring land is owned by the seller's family and the owners (another local family) of a nearby beach bungalow resort.

There's very little land on the west coast, of this type, that can be bought as most of the hillside land is part of the National Park and therefore cannot be bought or sold, so this land will increase in value a lot  - simply due to the lack of availability and the desire of many people to have houses with uninterrupted sunset & panoramic views in a quiet location.

From the land you get a great sunset view out to the islands which lie off Kai Bae and Klong Prao beaches and northwards up the coast along Klong Prao beach and to the mountains at the north of Koh Chang.  

The seller would provide water from a bore on his land nearby.  Electricity isn't currently connected, but this is easily arranged.
