"An outstanding lifestyle and investment opportunity.
Tranquility Bay Residence is an
exclusive residence comprising one, two and three bedroom luxury
condominium units all with sea views and several two - four bedroom
beachfront villas with private pools, all nestled amongst coconut palms
with stunning views to the islands south of Koh Chang."
OK, that's from the brochure .
. . but you're probably interested in knowing what it's actually like
and whether or not there's anything to see at the site other than the
coconut palms.
Location
Tranquility Bay Residence is located at
the very southern tip of Koh Chang, a few hundred metres from Bangbao
fishing village (home to numerous seafood restaurants and dive schools
and the departure point for ferries to the outlying islands. Currently
the site is only accessible by road - a 45 minute drive form the ferry
piers in the north-east of Koh Chang, however a private pier will be
built which would enable residents to take a speedboat from the mainland
direct to Tranquility Bay is under 30 minutes. This new pier will be in
deep enough water to allow for yachts to moor at the end of the pier.
The pier in Bangbao is currently being
extended to allow larger boats and yachts to moor. A 10 minute boat
ride away is Island View pier in Salakphet, home to Gulf Charters fleet
of yachts and several private boats. For anyone interested in sailing
the south of Koh Chang is the ideal spot to be located as from here Koh
Wai, Koh Mak and the snorkelling islands off Koh Rang can all easily be
reached on day trips.
The site of a proposed golf course is a
couple of kilometres away. Should this go ahead this area of the island
will boom. Yachts, luxury condominiums & villas plus excellent
seafood restaurants and easy access to a couple of beautiful beaches.
There isn't a lot more you could ask for . . other than privacy and
peace & quiet, and as this development is well away from the touristy
west coast beaches it has that too.
The Development
It's still very early days for housing
projects on Koh Chang. Until now, the choice is limited to the large
'Siam Royal View' project in the north-west of the island or the small
scale 'Baan Thai Talay' development on the east coast. If you wanted a
condominium, wanted to live on a small development on a white sand beach
or wanted to have easy access to the islands south of Koh Chang you
won't have been able to find anything suitable.
The land slopes from the main road down
to the beach and Tranquility Bay Residence has been designed to ensure
that all units have sea views. Three floor condo units are at the rear
of the land are home to 1 & 3 bedroom units. Moving down the hillside,
there will be six single storey units housing the 2 bedroom
condominiums. Finally within a stone's throw of the beach are the large
beach villas each with a private pool.
In total there will are three phases of
development and, within 3-4 years the project should be fully
completed. Phase 1 Construction work is well underway at present.
The masterplan includes:
52 x 60sqm 1 bedroom condominiums
18 x 104sqm 2 bedroom condominiums
4 x 120sqm 3 bedroom condominiums
11 x Pool villas ranging from 450 to
595sqm in size
Plus a private pier, reception,
clubhouse, pool & recreation area
How does Tranquility Bay measure up?
Tranquility Bay Residence is designed by
a Thai architect with experience designing a variety of buildings in
both Thailand and overseas. The construction uses the best materials
available and all units are sold fully furnished. Fixtures and fittings
include basically everything you need from a fully fitted kitchen area, a couple of 32" plasma TVs, bed, tables chairs, sofa
etc etc. These are all included in the selling price. It's basically a
case of just bringing your toothbrush and a suitcase of clothes and you
can move in.
For people who are looking for beachfront
holiday accommodation away from package tour resorts, there is very
little to choose from on Koh Chang. Rental units at Tranquility Bay
would therefore be at the top of the list for independent travellers
looking for the elusive blend of beachfront luxury, privacy and
amenities.
Phase 1 is due for completion in early
2008 and a show condominium is already completed for visitors to
inspect. As with all developments initial prices in Phase 1
will be lower than
those in later phases. Regarding Koh Chang in general, this is only the
third housing project of any size to be built on the island. If you
had bought a condo or villa on Samui or Phuket 15 years ago that would
have appreciated by a huge amount as the islands boomed. (You'd have
probably sold by now, taken a large profit and begun looking for a
quieter location.) Koh Chang is still well over a decade years behind
it's better known counterparts, in terms of the level of development and
property prices, but once a location begins to attract developers land
and property prices rise exponentially.
