Renovated fisherman's house, Bangbao
The house has 3
bathrooms, 2 bedrooms, storeroom, area for washing out scuba gear, large
covered, open sided living room and private mooring for speedboats right
outside the house. An upstairs floor could easily be added and additional
bedrooms built. There isn't a kitchen but a simple kitchen area is in place
as the owner usually eats at nearby restaurants or has them deliver food.
The house has electricity, phone line, satellite TV is connected and has a
guaranteed water supply. Access to the house is on a footbridge which leads
off the main pier in Bangbao, you can ride a motorbike up to the house.
The price includes all furniture and
fittings currently in the house as the owner has no need of them should
he move out. This includes one AC unit in the main bedroom.
The nearest neighbour is the police officer in charge of Bangbao, he
looks after the house when the present owner is away.
In Bangbao you can
usually expect to pay 3 million baht for an unrenovated house and 6-7
million baht for one that has been renovated and is first to live in.
This house is in excellent condition and for sale for a comparatively
low price. The reasons are simple: 1) The owner has had the house for
along time - he bought well before prices shot up and even including the
cost for totally rebuilding the house from the concrete stilts in the
water up 4 years ago, is happy to sell for a sensible price which
provides him with a profit. 2) The owner would prefer a quick sale
rather than listing the house for a year at a higher price and hoping
to find a buyer.
Remember that no
house built in the water will have a title deeds. This is because they
are built on the sea bed and not on the land. Therefore they have a
legal address book, which lists the name of the owner, but no title
deeds on paper. This is in common with all fisherman's houses in
Thailand and not specific to Koh Chang.
