Following on from the success of the teak wood villas on Koh Mak, the
same developer, Yodying, is now planning an exclusive, project on the
south west of the island ideal for buyers looking for a tropical
hideaway with all the comforts of home.
Location - The villas are located just off the road that runs
parallel with the south west facing beach on Koh Mak. This beach
is home to a dozen small resorts and has a beach which stretches for
several kilometres. Walking distance to the beach is just over 300
metres. All villas will have sea views looking towards Koh Rayang.
Getting to Koh Mak - A new high-speed catamaran service will operate
between the mainland, Koh Chang and Ao Nid pier on the southeast of Koh
Mak. This service will run year round starting from February 2008.
Until now there have been regular services from both Koh Chang and the
mainland by speedboat and slow boat from October to June, and by slow
boat from the mainland during the rainy season.
The Concept - Whilst the teak wood villas on Koh Mak cater to a
particular type of buyer it soon became clear that there were other
potential buyers who also loved the island but who preferred a villa
fitted and finished to a much higher standard. This
new development aims to meet their requirements by offering stylish
villas that retain traditional Thai touches such as the use of teak wood
and terracotta tiled roofs but with an upgraded finish. An 8 Rai (12,800sqm) plot of land will
be home to a handful of villas, assuring privacy and ample garden area for
each owner.
The Design - Each villa comprises: 3 ensuite bedrooms with private
balconies for the bedrooms, living room, kitchen, dining area, toilet, a
private roof deck and ground floor terrace with plunge pool.
Other useful info . . .
The developer will also, if the buyer wishes, offer a property
management service. He would help rent out the house to
visitors to the island when the owners weren't using it. His staff would clean and maintain the
property in the owners absence and rental income would be shared.
Houses can also be fully furnished & decorated
for the buyers, everything from bath towels to teak furniture to a
home theatre or paintings can be provided and
tailored to suit the buyer's taste in furniture.
Water will be from private wells on the land and
electricity from the public supply, owners will receive a monthly
bill form the government electricity company. Internet
connections via satellite or GPRS connection are also possible.
Satellite TV, with HBO, Star Movies, BBC, CNN, ESPN, Star Sports etc
can also be connected.
The actual house can be owned freehold under
Thai law by a foreign buyer. However, as a general rule
applicable to 99.99% of foreigners, foreign nationals cannot own
land freehold in their own name. However foreigners can own
the actual house structure freehold. Therefore, foreign buyers
will lease the land for 60 or 90 years and own the house. This
ownership option is simple and cheap to set up. You are advised to
use your own lawyer.
Yodying has a strong desire to keep Koh Mak
as a quiet, peaceful island and therefore insists on meeting all
buyers personally. If you're interested in buying I will put you
in touch with him direct via email & phone.
