6 Rai, Hilltop Land, east coast Koh Chang, For Sale.

6 Rai of Chanote* titled hilltop land, surrounded by National Park protected jungle for sale.  The land overlooks the east coast and is surrounded on three sides by National Park.  This land is owned by a local who's family have been farming rubber on it for decades. The land has just been cleared as the trees are too old to produce rubber now. (This also makes it easy to see the land boundaries.)

 

There are no steep slopes on the land that would pose a problem to building work. A bore hole is on the land, this water was used to irrigate the rubber plantation year round.

 

If you're looking for land for a huge hideaway that no-one would ever find then this is it.  The land lies about 1 kilometre from the sea. No neighbours, no passing traffic, no noise - only the jungle. The best views are to the east and south east.    It's totally silent, and the bordering jungle means that no one could ever overlook your property and it isn't visible from the main road at all.  The front and the rear of the land both have views out to sea, other than that the views are just of the jungle clad mountains inland. 

 

However, access isn't easy at present, as there isn't currently a road leading to the land.  A track leads off the main road, most of the way to the land, but the final 100 metres is on foot.  However, a neighbour is willing to sell a strip of their land to allow private access to the property. (We've met the neighbour,  who's a good friend of the current owner of the plot for sale, she's fine with this arrangement.  The price for this land would be an additional 1 million baht (approx). 

 

Electricity would also need to be connected.  The distance from the main road would mean that this would be another large expense, 100 - 250,000 baht depending on where the connection to the supply could be made. 

 

*The land doesn't yet have a Chanote title but this was applied for in mid-2006, and the process takes around 6 months before approval.  The owner agrees that any sale would be linked to the land receiving a Chanote.  No Chanote = no sale.
