KohChangRealEstate.com is run by an English/Thai couple (Ian & 'Mam')
and their Golden Retriever, 'Santa'.
We have lived on Koh
Chang since 2003 and run a small guesthouse & speedboat charter
business. Prior to this we lived in Bangkok where Mam was an
Accountant for a western multinational and Ian wrote for several
newspapers & magazines, in addition to running a successful Bangkok
based website and acting as the Thailand boss of a UK based multi-media
language learning centre.
We came to Koh Chang
to escape from the city.
It was while we were
searching for land for sale & rent when we first came to Koh Chang that
we got to know many of the locals. This in turn led us to hearing
about many small plots of land for sale. Also, it is rare to see any
plots of land advertised through signboards roadside. The good
value plots of land are still sold through word of mouth.
On Koh Chang that are
no 'real' real estate companies, although every shopkeeper & t-shirt
vendor will be more than happy to help you find land for sale.
Real Estate agencies aren't licensed in Thailand or regulated by the
government in any way. Therefore, it's important to deal with
someone trustworthy. It was in response to emails I received through my main
Koh Chang website
www.iamkohchang.com, that this site was set-up in early 2005.
To provide the largest selection of affordable plots of land on Koh
Chang on the internet.
We also soon
discovered that many of the agents selling land were adding on huge
percentages for themselves - resulting in buyers paying up to 40 - 50%
more than they should for land.
However, we are
slightly disillusioned with the prospects for anyone buying land on koh
Chang. There are a lof of unscrupluous land owners who will
subdivide land with disregard for the legal process. Although
buyers may not have problems initially, it is easy to forsee many buyers
on koh Chang having the same problems as those on Samui in years to
come. Therefore, we now mainly focus on homes from reputable
developers.
We work strictly on a
commission basis - we generally receive 3% of the sales price, this is a
standard rate in Thailand.
Buyers can always speak to the developers / landowners direct in order to negotiate prices
etc. direct.
